HMDA plans land pooling to take up projects in Hyderabad

The Hyderabad Metropolitan Development Authority (HMDA) in Telangana has firmed up plans to promote Land Pooling Schemes (LPS) in its jurisdiction. HMDA plans to extend and take up the schemes in 10,000 acre in the next one year.

Under LPS, if a group of land owners comes forward and gives land to HMDA, the authority acts as facilitator and develops the land as per layout rules and gives developed proportionate piece of land with all necessary infrastructure including roads, parks and open spaces to land losers.

While HMDA will get some revenue by way of its share (including development cost), landowners get good value for their share of land. HMDA wants to take up in a big way as LPS in Uppal Bhagat area near Nagole Metro depot was a big success.

At Uppal Bhagat, about 700 acre of land was taken from farmers and developed. Landowners got 1,000 sq yards of developed land for each acre land they lost in the development.

The recent auction of HMDA plots in the layout fetched good revenue to the fund-starved authority. HMDA has called for expression of interest (EOI) from farmers and landowners to be a part of land pooling schemes. But the minimum land should be 50 acre for LPS and continuous and free from land disputes.
