Prestige Estates Projects plans to double its residential project launches in FY26, following a robust performance in FY25. The company launched 26.28 million sq. ft. of projects in FY25, primarily across Bengaluru, Mumbai and Hyderabad, with a gross development value (GDV) of Rs 26,222.8 crore.

In Q4 alone, Prestige launched 14 million sq. ft. of residential space, contributing Rs 16,133.8 crore to the GDV. In FY26, the company is set to launch a project in Indirapuram, located in Delhi-NCR, and is also planning plotted developments in Bengaluru. Large-scale apartment townships are expected to be rolled out in key cities including Mumbai, Hyderabad, Bengaluru and Chennai. Additionally, a new project in Goa is in the pipeline for the first half of the financial year.

The company’s expansion strategy aligns with the overall momentum in the Indian real estate market, with other major developers like Macrotech Developers also ramping up launches. Macrotech, for instance, acquired ten land parcels in FY25, aimed at building housing projects with an estimated sales value nearing Rs 24,000 crore. While the luxury housing segment continues to attract buyers, Razack emphasised the persistent demand-supply mismatch in the lower and middle-income residential segments.

"We continuously review the demand scenario to fine-tune our product offerings to offer the right apartment sizes with the right ticket price in our new launches," he said. Prestige is looking to cater more effectively to this market by designing projects that match the needs of mid-segment buyers, particularly with suitable apartment sizes and pricing structures.
