The Haryana Government has unveiled an affordable housing policy for the common man in the state.
As per the policy, the government will issue licences to private players for group housing projects with a few riders - the government has fixed the size and rates for the flats apart from fixing the deadline to finish such units.
As part of this, the state government is planning to construct around 1.25 lakh units for lower and lower-middle class population.
These housing projects will be developed in plots ranging from five acre to ten acre. Licences for such projects will be given on first-come-first-served basis, while flats will be given through a draw of lots.
The selected builders will have to furnish bank guarantees before the project is awarded to them. This will be 15 per cent of the total realization from the project for areas falling in Gurgaon, Faridabad, Panchkula, Panchkula Extension, and Pinjore-Kalka and 10 per cent for rest of the towns.
The project developers will be exempted from licence fees and infrastructure development charges. They will also be given extra floor area ration (FAR).
The FAR in projects under the new policy will be 225 against 175 permitted in normal group housing projects, while ground coverage will be 50 per cent against 35 per cent allowed in normal group housing projects.
