Bengaluru-based real estate developer MAIA Estates will invest Rs 3,000 crore in launching over four million sq. ft. of new housing and commercial projects in FY26, founder and CEO Mayank Ruia said. "The upcoming projects will span a wide price range from Rs 2 crore to Rs 12 crore, with premium homes priced above Rs 15,000 per sq ft,” he further said.
MAIA’s flagship ultra-luxury residential project, 27 Summit, delivered in 3.5 years, features homes priced between Rs 21 crore and Rs 27 crore, at rates starting from Rs 47,000 per sq. ft. Currently, MAIA has six to eight residential projects in planning, construction, or sales phases. With this expansion, the company’s total development footprint in Bengaluru is projected to exceed 2.5 million sq. ft. by year- end.
Nearly 50–60 percent of its inventory lies in North Bengaluru, with future development also targeting Richmond Road, Basavanagudi, and Chennai, where its eight-home ultra-luxury project (Rs 20 crore each) is nearly sold out. The Rs 3,000 crore funding will be structured as one-third each from equity, construction finance, and customer sales. MAIA also entered commercial real estate in early 2025 via a Rs 1,000 crore deal with CapitaLand.
