NDR InvIT Trust, a key player in the infrastructure investment sector, has acquired a Grade-A industrial and warehousing portfolio spanning Surat, Hyderabad, Bengaluru, and Pune. This strategic move adds 2.01 million sq. ft. of operational space to its assets, reinforcing its commitment to scalable and diversified infrastructure in high-growth regions.
The Rs 706-crore acquisition, with 100 percent occupancy and a weighted average lease expiry (WALE) of 15.4 years, is expected to generate strong returns and ensure long-term stability. Financing involves Rs 565 crore in cash and a preferential issue of Rs 141 crore.
Key assets include nine lakh sq. ft. in Surat, accounting for 41.6 percent of the portfolio’s gross asset value (GAV); a four lakh sq. ft. built-to-suit warehouse leased to multiple tenants, comprising 9.5 percent of GAV; a 3.3 lakh sq. ft. Bengaluru warehouse leased to NxtGen (backed by IFC and Intel), contributing 31.3 percent of GAV; and a 3.9 lakh sq. ft. Pune facility for an automotive OEM supplier, representing 17.6 percent of GAV.
This acquisition expands NDR InvIT’s operational area by 12 percent to 19 million sq. ft. and enhances its geographic reach by entering Surat and Hyderabad, while strengthening its presence in Bengaluru and Pune.
