The Centre has approved a Rs 1,878.31 crore six-lane Zirakpur bypass project under the PM Gati Shakti National Master Plan, aiming to ease chronic congestion on the Zirakpur-Chandigarh stretch.
The 19.2- km-long bypass will directly connect Mohali, Panchkula, and the upcoming international airport, marking a major step in enhancing inter-city mobility and commercial logistics across the region. The move aligns with Punjab’s development strategy to channel Central-government-backed infrastructure for attracting high-yield investments and real estate expansion in rapidly growing zones.
One of the early beneficiaries is Motia Guildford Square, a mixed-use project on PR7 Airport Road. Strategically positioned near key residential areas such as VIP Road and Baltana, the development offers a combination of premium retail spaces, dining zones, and entertainment hubs. With 85 percent of its commercial units already pre-leased and proximity to major IT parks, the project is seen as a magnet for entrepreneurs, global brands, and institutional investors seeking sustainable rental income and high footfall. The bypass is expected to dramatically reduce travel time between major urban nodes while unlocking untapped economic potential, thereby reinforcing Zirakpur's status as a future-forward commercial and lifestyle destination.
