The Bengal government has revised the size of residential development to bring small-sized projects under the ambit of the Real Estate Regulatory Authority (RERA). This will mandate such projects to comply with various provisions of the Act with immediate effect.
As per the notification issued by the state housing department, the projects coming up on a plot not exceeding 200 sq. mtrs. (about three cottahs) and six apartments would be exempt from obtaining registration under the Real Estate (Regulation & Development) Act, 2016. Under the earlier provisions, projects under 500 sq. mtrs. (about 7.5 cottahs) and up to eight apartments were exempted from registering under the RERA.
RERA aims to protect buyers from malpractices in the real estate sector and ensure construction quality and transparent dealing with buyers.
Projects which would now come under the ambit of RERA cannot be launched before receiving certification from the authority.
