G Square Group, a major South Indian real estate developer, has acquired the 714-acre Kovai Hills project from Rakindo for Rs 1,000 crore, rebranding it as G Square Seven Hills. This township development marks a significant expansion in Coimbatore’s real estate landscape.
The project comprises 3,127 premium DTCP and RERA-approved plots across 406 acres in Phase 1, with the remaining 308 acres allocated for joint ventures with villa and apartment developers. It also includes built-to-suit IT infrastructure, business parks, malls, and multiplexes. Strategically situated in Kovaipudhur near Madukkarai, the project offers scenic views of the Western Ghats, spanning across Perur, Chettipalayam, Sundakkamuthur, and Theethipalayam. Its elevation and proximity to reserve forests provide a cooler microclimate and lush greenery, appealing to early investors.
G Square’s move follows major regional investments by L&T, Capgemini, and Phoenix Mills. MD Bala Ramajeyam emphasised Coimbatore’s growth potential and G Square’s intent to partner with larger players. The project is also ideally located for spiritual and wellness tourism, connecting to destinations like Isha Yoga Centre, Sabarimala, and the Bangalore-Kochi corridor.
