The Special Window for Affordable and Mid-Income Housing (SWAMIH) fund has successfully helped complete over 61,000 homes in stalled housing projects as of 15 December, 2025.
This government-backed initiative is working towards completing over one lakh homes, which will benefit over four lakh people across India. The fund’s portfolio includes 145 projects in more than 30 cities, making it the largest residential-focused stress resolution platform in the country. Through its efficient governance and management, SWAMIH has unlocked Rs 37,400 crore in capital and generated over 36,000 work roles, including 3,500 permanent positions. In addition, the revival of these projects has contributed to significant demand for materials such as cement and steel.
Finance Minister Nirmala Sitharaman announced that a second SWAMIH fund, worth Rs 15,000 crore, will be established in 2025 to expedite the completion of another 1 lakh units. "The fund has fully committed its investible corpus and is poised to continue its impact on the housing sector," the statement said.
