The Maharashtra Housing and Area Development Authority (MHADA) intends to undertake redevelopment of Motilal Nagar in Goregaon, Mumbai, through private developers.
The nodal agency had floated a tender seeking developers to carry out the redevelopment work through construction-cum-development contract basis offering permissible floor space index of 4-plus as per the Development Plan (DP) 2034.
A pre-bid meeting regarding the same was also held in November 2021. Real estate developers such as Kalpataru, Shirke Group, L&T and Adani have shown interest. The last date of opening of all bids is 15 December 2021.
Motilal Nagar in Goregaon is one of the oldest housing clusters of 1960s comprising ground-plus-one structure chawls and slums.
According to the MHADA tender, on the proposed land parcel there are total 3,717 rehab tenements and 1,600 slum tenements. The appointed developer is required to provide new rehab houses to the tenants.
At present, Motilal Nagar houses those people mainly belonging to the economically weak section. The MHADA Board had earlier declared that 40,000 houses will be built excluding the rehab houses and these will be sold via lottery scheme.
However, by involving private developers now, MHADA will not get these many houses as the said developer will also have his share in it.
If MHADA would have taken this project by its own, 25 percent more houses could have obtained. However, due to lack of funds the project will be carried out via private developer.
In September 2021, the State Cabinet led by Chief Minister Uddhav Thackeray had cleared the proposal of Motilal Nagar redevelopment project following which the Mumbai Board of MHADA initiated the tendering process.
The proposed redevelopment of Motilal Nagar is into three parts comprising total gross area of over 5.79 sq mtr offering permissible FSI of four-plus as per the DP 2034.
The bidders have to give Rs 50 crore bid surety in form bank guarantee/demand draft.
