Brigade Enterprises is set to redefine Chennai’s skyline with its tallest residential project to date in Perambur.
The upcoming development will feature five towers, including one that will soar to 49 floors, making it the tallest residential building in the city. This surpasses Brigade’s own 47-floor Altius project in Sholinganallur, and the existing 45-floor SPR tower in Perambur.
Spanning 15.82 acres and requiring an estimated investment of Rs 620 crore, the landmark project is being developed in collaboration with PVP Ventures. The land cost is pegged at Rs 178 crore, construction at Rs 405 crore, and utilities at Rs 37 crore. The towers, apart from the 49-floor one, will range between 38 and 43 floors. A four-level parking structure (G+3) will be included to accommodate around 2,470 vehicles. Perambur has emerged as one of Chennai’s fastest-growing residential hubs.
This growth trend aligns with wider shifts in the Chennai real estate, especially since the introduction of the Tamil Nadu Combined Development and Building Rules (TNCDBR) in 2019, which has led to an uptick in vertical developments across the city. Brigade is also pursuing another major residential venture in Velachery, on the premises of the defunct Raptakos, Brett & Company, with an investment close to Rs 600 crore. The site is strategically located between Phoenix Mall and Westside, promising high commercial visibility.
Currently, Brigade has over 125 acres and 17 million sq ft of developable area in Chennai, including residential, commercial, retail, hospitality, and mixed-use projects like Brigade Xanadu, WTC Chennai, Holiday Inn, and Brigade Icon.
