The Haryana government has made significant amendments to the Haryana Building Code (HBC), 2017, aiming to boost ease of doing business and expedite real estate and industrial development.
The revised rules liberalize floor area ratio (FAR) norms and simplify the process for obtaining occupation certificates (OC), especially for commercial and industrial projects. Among the key changes, the government has allowed unrestricted FAR and building heights for various commercial structures, including shopping malls, offices, and hotels, provided they meet fire safety and parking requirements. Additionally, industrial units can now purchase FAR beyond existing limits, with data centres allowed up to 500 percent. These changes are expected to benefit sectors like manufacturing and data centers in NCR districts.
The amendments also offer relief to existing buildings, allowing additional FAR for certain approved projects, including a 50 percent FAR increase for educational and institutional buildings under specific conditions. As P Bharathi, Secretary of the Department of Science and Technology, stated, these changes are part of efforts to foster dynamic growth in key sectors.
