Realty developer M3M India is planning to invest Rs 2,700 crore in developing a 333-acre township 'M3M City of Dreams' project in Panipat, Haryana. The firm has obtained RERA registration for the entire 333-acre land parcel that it acquired from Ambience for Rs 1,500 crore.
M3M is looking forward to delivering this project in the next 15 to 18 months. The company is investing Rs 1,200 crore in its development, and the total investment is expected to reach Rs 2,700 crore. With this, M3M expects a topline revenue of Rs 5,000 crore from this project.
The township accommodates more than 2,100 plots, ranging from 140 to 1,000 sq. yards, spread across about 400 expandable villas, 3,000 uber-luxury floors and 150 farmhouses. Other facilities include community parks, cycling tracks, restaurants and cafes, worship spaces, and many more. It will have 1.45 million sq. ft. (msf) of retail space and four clubs having an overall 1,50,000 sq. ft. of space.
Out of a total of 2,100 plots, the company has already sold over 700 plots, worth about Rs 1,100 crore. M3M City of Dreams is one of the flagship projects of the company, and besides being a hub for uber-luxury homes, this township would also be a central point for the industries, startups and unicorns, and other prominent national and international brands.
In the second half of FY24, the firm is all set to deliver three more projects- M3M Atrium57, M3M Solitude and M3M Lofts74, comprising around four msf of space with an estimated cost of Rs 2,000 crore.
