L&T as a part of its foray in hospitality business is setting up hotels in
various parts of the country.
The company plans to set up hotels in Navi Mumbai, Chandigarh, Bangalore and
Chennai under budget, mid-market, business hotel, five-star and serviced
apartments segments.
The hotels are being developed through the SPV route, either directly (L&T)
or through a group company (such as L&T Urban Infrastructure).
The company's Navi Mumbai project is under the SPV L&T Seawoods. The SPV is
expected to develop an integrated commercial complex with a modern railway
station at Seawoods. The project spread over 39.92 acre involves six million sq ft
of commercial development comprising hotels and serviced apartments, retail,
entertainment and leisure and office towers, in addition to three million sq ft of
car parking space and the state-of-the-art Seawoods Railway Station.
The Seawoods development project implemented in phased manner is expected to
house a 175-room budget hotel, followed by a 250-keys mid-scale hotel with a
large convention centre facility Under the Phase I. The serviced apartment
project is likely to be undertaken in the Phase II, details of which are still
awaited. L&T is yet to finalise hospitality partners to manage the hotel and
serviced apartment developments for this project.
This apart, L&T Bangalore Airport Hotel, a SPV formed by L&T and EIH is
setting up a 321-room business hotel with conference facilities at the upcoming
Bangalore International Airport at Devanahalli. The project is estimated to cost
Rs 250 crore.
In Chandigarh, a separate SPV of L&T Urban Infrastructure, christened CSJ
Infrastructure is likely to take up a mixed use development spread across 20.16
acre with total built-up-area of 3.05 million sq ft. The development is to
comprise of a 1.12 million sq ft shopping mall, a 201-keys business hotel and
0.38 million sq ft of high-end office space. L&T is reportedly scouting for a
hotel management partner for this project.
Another subsidiary of LT Urban Infrastructure, L&T Arun Excello Commercial
Projects, is developing Estancia Hotel and Mall in Chennai across a 13-acre plot
with a built-up-area of 1.35 million sq ft. The mall features extensive retail
space, a 6-screen multiplex, food courts, entertainment zone and a four-star
business hotel to be managed by the InterContinental Hotels Group. The hotel is
expected to have 280 guestrooms in addition to extensive meetings and banquet
space, food and beverage outlets, a health club, spa and a business centre,
among others.
