Bengaluru-based Prestige Group has marked a shift in its focus to the Rs two-to-three crore mid-market housing segment to meet the rising demand from salaried homebuyers.

"The pivot this year is a conscious move towards mid-segment housing, which continues to see strong demand, especially in tech-driven cities like Bengaluru and Hyderabad," said Praveer Srivastava, Senior Vice President at Prestige Group. He added, "We’re tailoring our portfolio to cater to this demand."

Last year, the Group focused on high-end luxury projects like Prestige White Meadows and Raintree Park in Bengaluru, with ticket sizes reaching up to Rs 6.5 crore. This year, the sweet spot lies in the Rs two to three crore range. In Bengaluru, Prestige is launching new apartment projects in Whitefield, Bannerghatta Road, and Kanakapura Road, with a total city-wide launch pipeline of Rs 2,000 crore for the financial year.

The Group is also planning a return to the luxury villa market, with projects in Bengaluru, Hyderabad, and Goa, priced between Rs 10 crore and Rs 15 crore. Additionally, Prestige plans to launch Rs 1,500 crore worth of plotted development projects, with Prestige Gardenia in North Bengaluru—an 800-plot project priced at Rs 1.5 crore per plot, nearly sold out.
