Prestige Office Ventures, the office arm of Prestige Group, is set for a major expansion across India’s top metros, aiming to grow its office portfolio to 30 million sq. ft. by April 2028.

Currently, 17 million sq. ft. is under construction, including 7.5 million sq ft in Mumbai and 10 million sq. ft. across Bengaluru, Hyderabad, and Chennai. This expansion includes the already completed 12 million sq. ft. and targets an annual net operating income of Rs 3,200 crore by December 2028. The planned investment for this scale-up is Rs 12,000 crore.

In Delhi, Prestige recently completed a seven lakh sq. ft. project in Aerocity and plans more developments in Gurugram and Noida. Additionally, the company is entering the data centre infrastructure business, having built a 100 MW facility for NTT in Bengaluru. It also signed an MoU with Maharashtra to develop data centres in Talegaon, near Pune, catering to hyperscalers like AWS and NTT, with a 3–5 year project horizon.
