In a move to boost industrial and commercial development, the Uttarakhand government has lifted the mandatory ground coverage limit for commercial plots, allowing construction on 100 percent of the plot area after setbacks, up from the previous 75 percent.
This change was approved during a Cabinet meeting chaired by Chief Minister Pushkar Singh Dhami. Additionally, the government introduced amendments to the Uttarakhand Town Planning and Land Pooling Schemes to support planned urban development and smoother land acquisition for special townships. To promote tourism, the state has relaxed land use rules for resort construction, allowing them on agricultural land, and easing road width requirements in hilly and plain areas.
Concessions were also made in building bylaws concerning setbacks, FAR, hotel height, access roads, and stilt parking. The government also introduced FAR incentives for eco-friendly buildings, offering extra FAR for projects with green building standards, like cool roofs and renewable energy integration, especially in mountainous areas.
