Mumbai-based The House of Abhinandan Lodha (HoABL) and Mittal Builders have entered into a joint development agreement (JDA) to co-develop a large-scale integrated township in Naigaon, located in the Mumbai Metropolitan Region (MMR).

The project will see a Rs 2,000 crore investment and is expected to launch in the second quarter of FY26. Spanning three million sq. ft. (msf), the township will feature over 4,600 residential apartments in high-rise towers and high-street retail,to be  delivered in phases over the next five years. The project has an estimated gross development value (GDV) of Rs 3,000 crore, while Mittal Builders owns 70 acres of land in Naigaon with a total development potential of 6.5 msf and projected GDV exceeding Rs 8,000 crore.

Rahul Mittal, Promoter of Mittal Builders, highlighted Naigaon’s emergence as a growth centre, citing infrastructure investments in roads and drainage. Rakesh Pai, COO of HoABL, said the partnership reflects both firms' focus on value-driven developments for modern homebuyers. The project is expected to benefit from the Metro Line 13 extension, Vasai–Virar–Panvel rail corridor, and feeder access to the Mumbai–Delhi Expressway, enhancing its connectivity and attractiveness for end-users.
