Ample Parks, a joint venture between Actis and Mahindra Lifespaces, has launched its maiden Grade-A Industrial and Logistics Park in Mahindra World City (MWC), Chennai, with a capital outlay of Rs 800 crore. Spanning 71 acres, the project is the largest industrial space currently available in the domestic tariff area (DTA) of MWC, offering approx. 2.1 million sq ft for leasing.

Strategically located near the Oragadam Industrial Corridor – Maraimalai Nagar (OMM), the park caters to auto & ancillaries, engineering, electronics & white goods, and allied industries. It provides built-to-suit and ready-to-move-in options for R&D and commercial operations. The project is expected to generate Rs 110 crore annually post-completion and Rs 1,400 crore over the next 10 years, while creating employment for nearly 11,000 people.

With sustainability as among the project's key focus, 50 percent of power  will be sourced from renewables. The development features 4,41,000 sq. ft. of green space, and over 8,000 trees on-site. CEO Akash Rastogi stated Ample Parks aims for 10x land portfolio growth in five to seven years, expanding to Tier-I-and -II cities. The launch attracted top industrial players, reflecting Chennai’s industrial real estate momentum.
