GMR Group, which operates airports in Delhi, Hyderabad, and Goa, has planned the development of around 1,500 acres of land around these airports. The company, which is also developing an international greenfield airport at Bhogapuram, Visakhapatnam, in Andhra Pradesh, has planned a resort-focused development in Goa, with a retail district, hotels, a golf course, and villas.

In Hyderabad, where industrial development is a key focus, GMR will also develop office spaces, senior living, and co-living facilities. It has planned hotels, hospitals, and office spaces in Delhi. Aerocity is a registered trademark owned by GMR for integrated commercial developments at airports.

The Aerocity in Goa is being conceived as a leisure and hospitality destination, offering scope to develop over 20 hotels and more than 7,000 hotel rooms, Aerocity One is GMR's flagship commercial development. Bharti Realty is currently developing the second phase of Aerocity, with a total development potential of 17 million sq. ft.

In Hyderabad, GMR has also focused on schools, private university campuses, and hotels to enhance the social infrastructure at the airport, elevating the location for new commercial, IT park, and healthcare projects. India has nine aerocity projects spread over 14,000 acres of land, with Ayodhya and Noida planning real estate development projects around their airports.
