Mumbai-based listed real estate firm Arkade Developers plans to venture into the second-home segment with a large-scale plotted and villa project in the Karjat-Neral belt near Mumbai.
The planned development, on 80– 100 acres, will offer premium-yet-affordable options aimed at aspirational second-home buyers. Plots will start at around Rs 50 lakh, while 3BHK villas will be priced at approx. Rs one crore. Chairman and Managing Director Amit Jain projects a topline of about Rs 500 crore, highlighting strong margins in this segment despite the seemingly modest revenue size. The venture targets leisure-oriented buyers seeking properties within a short drive from Mumbai, capitalising on rising demand for lifestyle-driven housing.
According to local brokers, few viable options exist at Rs 50 lakh; comparable offerings include Rustomjee Group’s plotted development in Kasara. In many cases, buyers with Rs 50 lakh budgets consider purchasing land from Grade B developers in Karjat, Neral, Shahapur, or Murbad for around Rs 20 lakh, then investing the remaining Rs 30 lakh on construction and approvals for a two-BHK home. Arkade’s integrated approach aims to provide a ready premium product within this sought-after price band.
