The Indian Railways will monetise a part of its land at Baiyappanahalli in Bengaluru, Karnataka, to raise Rs 250 crore for Baiyappanahalli terminal. The project will be executed in the next three to four years.
Once ready, it will be the third-busiest railway station in the city after KSR Railway Station in Majestic and Yeshwantapur railway stations. The terminal will be designed and developed with airport-like amenities.
The Indian Railway Stations Development Corporation (IRSDC), a special purpose vehicle (SPV) tasked with developing stations across the country, has come up with the plan. The “airport-like station” will come up at the coaching terminal near Baiyappanahalli station where the Railways owns 132 acre of land.
The bidder who agrees to build the station with an investment of Rs 250 crore and offers to provide the highest premium (upfront) will get about 30 acre of land for commercial development on lease for a period of 99 years.
The 30 acre land has a built-up area of about 26 lakh sq ft and can be used to create residential houses or office spaces. Other than the railway station itself, which will be designed like a butterfly, it will have 12-15 independent buildings each consisting of 12 floors and 30,000 sq mtr built-up area.
Currently, IRSDC has undertaken two railways stations for redevelopment -- Habibganj in Madhya Pradesh and Gandhinagar in Gujarat. Both projects are under construction. Baiyappanahalli is among 13 railway stations that are in planning stages. Work is expected to begin end of 2020.
