Pune-based real estate developer Panchshil Realty has acquired land parcels comprising five buildings of Capgemini Knowledge Park from Capgemini Technology Services India for Rs 550 crore.
The property, spanning 15.38 acres in the Thane Creek Industrial Area, Dighe, has been assigned to Prime Lohegaon Infraspaces, a Panchshil subsidiary. The firm paid a stamp duty of Rs 27.5 crore and a registration fee of Rs 30,000 for the transaction. This acquisition adds to Panchshil’s extensive portfolio, which includes 22.77 million sq ft of developed office space and 32.1 million sq. ft. under development, featuring tech parks, mixed-use developments, SEZs, data centers, residential, and hospitality projects.
The Mumbai Metropolitan Region (MMR) remains India’s third-largest office market with 169 million sq. ft. stock as of H1 2025. The commercial landscape is shifting, with 58 percent of office space now in Secondary Business Districts like BKC and Andheri, while traditional CBDs hold only 15 percent.
