Palais Royale, India’s tallest residential building located in Worli, Mumbai, has received its second set of occupation certificates (OC), with approvals now granted for 53 floors. The Brihanmumbai Municipal Corporation (BMC) initially issued the OC for the Ground plus 27 floors in August 2022.
The latest approvals cover an additional 26 floors, while the remaining 31 floors await clearance. The 84-storey project, launched in 2007, has faced several challenges that delayed its construction but continues to draw high-end buyers. Recently, two apartments on the 61st floor, which is still awaiting BMC approval, were purchased promoters of Metro Brands for Rs 81 crore each, totaling Rs 162 crore. Both apartments measure approx. 7,500 sq. ft., with combined parking for 10 vehicles.
The luxury apartments range from 3,500 sq. ft. to 44,500 sq. ft. So far, 77 apartments have been sold, according to the Maharashtra Real Estate Regulatory Authority. The property’s total estimated value is Rs 15,000 crore.
