The Delhi Development Authority (DDA) has proposed changes to the 2021 Master Plan, aiming to liberalise the city's transit oriented development (TOD) policy.
Under the new plan, 207 sq. km along transit corridors will be open for high-rise redevelopment. The minimum plot size for TOD eligibility is reduced by 80 percent, from 10,000 sq. mtrs. to 2,000 sq. mtrs. Developers will also be allowed a higher floor area ratio (FAR) of 400-500, up from the previous cap of 300. The revamped policy seeks to boost housing and commercial developments near Metro and RRTS stations, facilitating reduced dependence on private vehicles.
"The aim is to bring homes, workplaces and civic amenities within walking distance of transit stations to cut dependence on private vehicles and reduce pollution," said a DDA official. The policy also includes provisions for affordable housing, stricter parking norms, and fast-tracked approvals.
