The Maharashtra Housing and Area Development Authority (MHADA) plans to redevelop its headquarters at Bandra East, strategically located near the entrance to the Bandra-Kurla Complex (BKC), into a commercial centre.
This move would allow the inclusion of private company offices within the new structure. To initiate this transformation, MHADA has applied for a change in the land reservation from "government office" to "commercial." Confirming the plan, Vice-President and Chief Operation Officer of MHADA, Sanjeev Jaiswal, stated, "MHADA’s headquarters redevelopment project is in the pipeline. It will happen soon."
Once the modification is approved, tenders for the redevelopment will be floated. While the agency has yet to finalise whether it will carry out the reconstruction independently or opt for a public-private partnership (PPP), both approaches offer distinct advantages. A self-driven redevelopment would enable MHADA to monetise the additional built-up area, whereas a PPP model could involve a developer constructing the building and offering MHADA the required space free of cost in exchange for commercial use rights.
The current MHADA office sits on a valuable parcel of land along the Western Express Highway, within walking distance from the Bandra railway station and the upcoming Metro 3 BKC station. It is also near Dharavi, site of one of Mumbai’s largest urban renewal efforts.
