Yamuna Expressway Industrial Development Authority (YEIDA) has launched a new housing scheme, aimed at providing affordable residential plots near the upcoming Jewar Airport, and Noida International Airport in Greater Noida.
Identified as scheme RPS-09/2025, it targets a diverse demographic including individual applicants, farmers, industrial workers, and non-resident Indians (NRIs). The project encompasses 276 plots, each measuring 200 sq. mtrs, located in Sector-18, Pocket-9B, along the Yamuna Expressway. YEIDA has already secured full ownership of the land, and development is planned over the next five years. Each plot will be allotted on a 90-year lease strictly for residential use. The base rate is set at Rs 35,000 per sq. mtrs.
Corner plots, park-facing plots, and those adjacent to wider roads will attract an additional five percent premium. The authority has stated that possession will be handed over five years after the development is completed. The scheme’s proximity to major infrastructure projects is one of its prime attractions. With Jewar Airport, Noida International Airport, and the upcoming Film City nearby, YEIDA asserts that the location will have significant future connectivity, making it a promising investment for long-term homebuyers.
The allotment process will be conducted transparently through a draw of lots. Additionally, special quotas have been set aside for farmers whose land was acquired by YEIDA and for ‘functional industrial units’, offering them a chance to benefit from the project.
