Capacit’e Infraprojects, in partnership with Tata Projects under an SPV, is leading the redevelopment of the Bombay Development Department (BDD) chawls in Worli, Mumbai. Initiated by the Maharashtra Housing and Area Development Authority (MHADA), this massive urban renewal project seeks to modernize living conditions for around 50,000 residents.
The project will replace 121 dilapidated chawls with 33 rehabilitation towers, each rising 40 stories high. These towers will house over 10,000 families in modern 2BHK apartments with a 500 sq. ft. carpet area, featuring amenities such as two bedrooms, a kitchen, a hall, and two bathrooms. Spanning a total area of 255 lakh sq-ft, this is India's largest residential redevelopment project, valued at over Rs 11,744 crore. Beyond rehabilitation, the project will include 10 saleable residential towers with 76 storeys, a commercial building, and key infrastructure like schools, hospitals, hostels, and religious centres.
Capacit’e’s role involves designing, engineering, securing approvals, relocating tenants to transit accommodations, demolishing existing structures, and constructing the new towers. Post-completion, tenants will move into their upgraded homes, and the company will oversee operations and maintenance for two years.
This redevelopment marks a pivotal step in urban transformation, elevating the quality of life for chawl residents while setting new benchmarks in residential construction and modern infrastructure development.
