Real estate major Hiranandani Communities and Krisala Developers have formed a joint venture to collaborate with Della Resorts & Adventures for the development of a luxury-led township project in Hinjewadi region in Pune, Maharashtra.

The partnership marks a significant milestone with the launch of a 40-acre mega township, which is part of a larger 105-acre integrated township planned under the state's new integrated township policy. It encourages large-scale planned urban developments by private entities to ease the burden on major urban centres and promote sustainable growth. 

The 40-acre phase of the township, driven by a hospitality-centric development approach, will feature luxury villas, resorts, an eight-acre racecourse, and an international polo club. This phase is projected to generate revenue of Rs 1,100 crore, backed by an investment of Rs 500 crore. 

This collaboration will operate under the conceptualisation, design, development, marketing, and operations (CDDMO) model, a first-of-its-kind hospitality-led framework being introduced in India. Under this model, Della Resorts & Adventures will receive 15 percent of the project's topline as fees, according to Founder and Chairman of Della Resorts and Adventure, Jimmy Mistry.
