Chalet Hotels, part of the K Raheja Corp Group, has launched its new upper-upscale hospitality brand, ATHIVA Hotels & Resorts, debuting across six properties with over 900 keys and a total capital expenditure of around Rs 1,500 crore.
The brand’s first offering, the 147-key Dukes Retreat in Khandala, Maharashtra, launched on 16 October, 2025 features 147 rooms, including 11 elegantly designed suites exemplifying refined luxury. The portfolio includes a renovated business hotel in Navi Mumbai, The Resort at Aksa Beach, and three greenfield projects—two in Goa and one in Thiruvananthapuram, all expected to be operational by 2029. Managing Director and CEO Sanjay Sethi noted that most of the capex has been funded through internal accruals, with the company profitable position showing further headroom for growth.
Chalet plans to double ATHIVA’s capacity from 900 to 1,800 rooms within three years by adding 300–400 keys annually. The focus will remain on Indian Tier I and leisure destinations like Goa, Rajasthan, Trivandrum, and the Himalayas.
