Singapore-based property developer and investor Mapletree plans to make a foray into India's data centre sector with a proposed investment of USD 500–700 million for a 400 MW facility in Mumbai.
The company is also exploring similar developments in Hyderabad, Pune, and Bengaluru, viewing this as a natural progression from its current focus on office and logistics assets. Mapletree currently manages USD two billion worth of office and logistics assets across India, and upon completion of ongoing projects in Pune and Mumbai, its portfolio will grow to 21.5 million sq. ft.
In 2023, Mapletree partnered with Ivanhoe Cambridge, part of Canadian pension fund CDPQ, to launch a Rs 15,000 crore platform targeting tech-sector workplaces in India. Additionally, Mapletree acquired a 41-acre Bengaluru land parcel for Rs 1,900 crore. India’s data centre capacity is expected to double by FY28, driven by investments totaling Rs 90,000 crore, according to ICRA.
