Phase 1 of Mumbai Metro Line 2B, covering a 5.39-km stretch between Mandale and Diamond Garden with five stations, is nearing commercial operations, with all mandatory rectifications completed and safety inspections by the Commissioner of Metro Railway Safety (CMRS) underway.

Operations are expected to begin by December 2025, part of the larger DN Nagar–Mandale corridor aimed at easing Mumbai’s traffic and enhancing suburban connectivity. Industry experts say the new metro line will “act as a catalyst for real estate growth” across Chembur, Mankhurd, Wadala, and nearby areas, driving up property values and rental yields.

A senior analyst noted, “Transit infrastructure is one of the most powerful triggers for real estate appreciation.” Developers are poised to launch transit-oriented and mixed-use projects, benefiting from improved accessibility and potential FAR relaxations. Enhanced connectivity is also expected to improve buyer sentiment and accelerate inventory absorption, reshaping Mumbai’s eastern realty landscape over the next few years as supporting infrastructure develops.

Adding to this, a spokesperson for Chandak Group said: “Chembur and its surrounding micro-markets continue to witness healthy demand for quality housing. The upcoming operationalization of Metro Line 2B is expected to significantly improve connectivity to key employment hubs, which in turn will enhance buyer sentiment, trigger fresh launches, and support faster inventory absorption across segments. Since the launch of Chandak Highscape City in Chembur (E), we have observed strong traction from both end-users and investors, and anticipate this demand to further strengthen as infrastructure upgrades take shape.”
